Good reasons not to sign right away.
A single application is enough to compare several lenders. We build your file once, submit it to the lenders that fit you, and you receive real offers.
Free. Now and always.
Our services are paid by the lender who gets your file. You pay nothing, whether you stay with your current lender or you switch.

It’s more than just a rate
At your renewal, everything is on the table.
Simple. Fast. Stress-free.
How it works with us
Step 1
We assess your situation
We look at your current mortgage, your term’s maturity date and what you want to achieve. We assess the current rate environment and determine whether staying with your lender or switching benefits you most.
Step 2
We structure your solution
We compare offers from several lenders to find favourable terms for your new financing.
Step 3
You sign.
We handle the rest.
Once your choice is made, we coordinate with the new lender so the transition is as smooth as possible, whether you stay with your current lender or switch. Your new term is in place, without interruption or hassle.
No matter where you stand
We adapt to your renewal.
A mortgage renewal is rarely the right time to do the same as last time. Rates change, plans evolve, and so does life.
What made sense five years ago isn’t necessarily what benefits you today. Before signing anything, we take the time to understand where you really stand. Whatever your situation, we have an approach to get the most out of it.
Whether rates have gone up or down since your last mortgage, we have strategies to limit the impact on your payments and take advantage of the current context.
Renovations, buying a cottage, debt consolidation. The renewal is the right time to review your entire financing and adjust based on what’s coming.
Different income, family situation, new employment status. We reassess your file with today’s eyes, not those of the last signing.
our answers
to the real questions
Ideally, 4 to 6 months before your term’s maturity date. That gives you time to compare offers, negotiate and switch lenders if it’s in your interest, without being cornered by deadlines. Waiting for your bank’s renewal notice often means waiting too long.
No. At renewal, your term is over, which means there is no penalty for switching lenders. It’s the best time to shop around with no fees and no constraints.
Maybe, but rarely their best rate. Lenders count on loyalty and inertia. Many clients accept the renewal offer by default, which suits the banks just fine. By going through us, we negotiate with your current lender and several others at the same time, which gives you far more effective leverage.
Absolutely. Even if you end up staying with the same lender, knowing what’s available elsewhere gives you a concrete negotiating argument. And in many cases, another lender will offer better terms, whether that’s the rate, payment flexibility or prepayment privileges. We handle the comparison, with no commitment on your part.
If you stay with your current lender, usually not. But if you switch lenders, you’ll have to meet current requirements, including the stress test. That’s something we assess with you upfront to avoid complications.
Nothing. Just like for a first purchase, our services are free for you. We’re paid by the lender when the file closes. So you have no reason not to compare.
